Please can you clarify why you have used the word accelerate? Are you seeking to understand the main difference between the two forms of contract generally or soley in relation to acceleration?

Ignoring the word ‘accelerate’, the primary difference between the standard building contract and a design and build contract is who does the design.
In the standard building contract the design is carried out by the Employer (although some discrete parts can be given to the Contractor). In the design and build contract, the design is carried out by the Contractor. This design may be extensive, taking the Employer’s concept to a completed design or limited, taking a design already done by the Employer and completing it.
