JCT contract used for a demolition project

We are going to use a JCT intermediate contract with contractors design portion for a demolition project where a whole building is to be demolished under a court order. What insurance option would be used here as Option A is insurance for new builds and of course demolition is not a new build - however it does provide the requirement for the contractor to insurance. Option B is for the employer to insure but we would prefer not to. Option C is again the employer and it relates to cover for existing structures - which this is but we are contracting to demolish it. What do others who have used a JCT form of contract tend to do around insurance for demolition.

I would use non negligent insurance under Clause 6.5 of the Contract.

Hi are you saying you would not stipulate any of the Insurance Options A-C and amend the JCT to ensure they have public liability (6.1) (6.2) professional indemnity insurance (for the design) and also just rely on 6.5 and require them to take out a non-negligent insurance policy. You woud then indicate none of the insurance options A-C are applicable?

I would insure the existing buildings under Option C and then have non negligent insurance for the works.
